Are Homes Still Selling in Hunterdon County? Here's What Buyers and Sellers Need to Know.

Hunterdon County NJ real estate market update for Fall 2026 by Realtor Liz DelCasale.

If you're thinking about selling your home in Hunterdon County, New Jersey, you may be wondering whether it's still a seller's market, whether home prices are declining, and how long it might take to find a buyer.

The Hunterdon County NJ real estate market continues to offer opportunities for homeowners, but changing buyer expectations make accurate pricing and a well-developed marketing strategy more important than ever.

The latest real estate market data tells an interesting story. Hunterdon County remains a seller's market, but buyers are becoming more selective.

Homes are still selling, inventory remains limited, and sellers continue to have opportunities. However, buyers are taking more time to evaluate properties, compare their options, and determine whether a home's asking price reflects its value.

After more than 20 years helping buyers and sellers navigate New Jersey real estate, I've learned that understanding these shifts is essential to making informed decisions.

Hunterdon County NJ Real Estate Market: Fall 2026 by the Numbers

According to recent market information available through the Compass Home Platform, here are some key indicators for Hunterdon County:

Median listing price: $749,000 — up 8.55% year-over-year.

Median sale price: $648,000 over the most recent three months — down 2.9% year-over-year.

Median price per square foot: $296.

Homes available for sale: 595 — down 8.38% year-over-year.

Median days on market: 50 — up 11.91% year-over-year.

Sale-to-list price ratio: approximately 100%.

These figures reflect different reporting windows and property populations, rather than a single month of closed sales. The Compass summary supplied in October did not specify an exact snapshot date.

Is Hunterdon County Still a Seller's Market?

Yes. The recent market summary identifies Hunterdon County as a seller's market. Available inventory is reported down 8.38% from a year earlier, leaving buyers with fewer properties to choose from.

Limited inventory can benefit sellers, but that doesn't mean every home will automatically sell quickly or above asking price. Today's buyers are paying attention to property condition, location, updates, and overall value. They're also comparing homes more carefully.

My take: Sellers still have an advantage in many situations, but a successful sale increasingly depends on how well a home is priced and presented. I wouldn't advise homeowners to count on multiple offers simply because a home is available.

Are Hunterdon County Home Prices Going Up or Down?

The median listing price is $749,000, up 8.55% year-over-year. Meanwhile, the median sale price over the most recent three-month period was $648,000, down 2.9%. At first glance, those numbers might seem contradictory.

Listing prices and sale prices measure different things. The median listing price reflects asking prices of homes on the market, while the median sale price reflects properties that actually closed. They also represent different groups of properties.

The difference between the two medians does not mean homes are selling for $101,000 below asking price. In fact, the reported countywide sale-to-list price ratio is approximately 100%.

The mix of homes sold also matters. If more modestly priced properties close during a reporting period, the median can decline even if values for comparable individual properties remain relatively stable.

That's why I caution homeowners against relying on countywide statistics alone to determine their property's value. A home in Readington Township may perform differently from one in Clinton, Flemington, or Delaware Township. Even homes within the same neighborhood can attract different interest depending on condition, layout, outdoor space, and updates.

How Long Does It Take to Sell a Home in Hunterdon County?

The Compass market summary reports a median of 50 days on market, an increase of 11.91% year-over-year. That doesn't mean every home will take 50 days to sell, but it suggests buyers are taking more time to make decisions.

For sellers, that makes the initial pricing and marketing strategy especially important. When a home first enters the market, it has an opportunity to capture the attention of buyers who have been actively searching.

If a property is priced too aggressively, buyers may wait, continue looking, or focus on competing homes. The longer a property remains available without meaningful interest, the more important it becomes to reevaluate its positioning.

I encourage sellers to consider the market from the buyer's perspective: What other homes can someone purchase for the same price? How does your property's condition compare? Does the asking price make sense against the available alternatives?

What Did the August 2026 Hunterdon County Sales Report Show?

The August 2026 report from New Jersey REALTORS® provides a separate view of the single-family home market.

Hunterdon County recorded 148 closed single-family sales in August 2026, up 33.3% from 111 in August 2025.

The median single-family sale price was $700,000, compared with $749,900 a year earlier, a 6.7% decline.

Year-to-date, however, the median single-family sale price was $687,000, down just 0.8% compared with the same period in 2025. That distinction matters because one month's median can fluctuate depending on which properties close.

The August report also showed 32 days on market until sale, down from 36 days in August 2025. Single-family inventory increased 10.1% year-over-year, from 257 to 283 homes.

These August single-family figures are not interchangeable with the broader Compass snapshot's trailing-three-month and active-listing measures. Taken together, they show why no single statistic tells the whole story.

Why Hunterdon County Real Estate Is So Local

One of the biggest mistakes homeowners can make is assuming countywide housing statistics accurately describe their neighborhood. Hunterdon County offers an enormous variety of properties.

A single-family home in a Readington neighborhood appeals to a different buyer than a historic property in Clinton, a townhouse in Flemington, or a home with acreage in Delaware Township.

Even within the same municipality, market conditions can vary by price range, lot size, condition, layout, and location. A move-in-ready home with an updated kitchen and desirable outdoor space may attract different interest from a similarly sized home with dated finishes or a challenging lot.

The right asking price isn't determined solely by what a homeowner hopes to receive or what a neighbor sold for last year. It's determined by how buyers are responding to comparable properties today.

What Should Hunterdon County Home Sellers Do Right Now?

If you're considering selling your home, my recommendation is to start with a property-specific market analysis. Before choosing an asking price, I look at comparable closed sales, current competing listings, and how buyers are responding to those homes.

I also evaluate your home's condition, updates, floor plan, outdoor space, and features that distinguish it from the competition. Sometimes small improvements can make a meaningful difference. Other times, avoiding unnecessary expenses and focusing on pricing and marketing is the better strategy.

The objective isn't simply to list at the highest possible number. It's to position the property to attract qualified buyers, generate meaningful interest, and negotiate the strongest terms the market will support.

Is Fall 2026 a Good Time to Sell a Home in Hunterdon County?

For some homeowners, absolutely. Hunterdon County continues to offer opportunities for sellers, particularly when their properties are positioned appropriately for current market conditions.

But whether now is the right time for you depends on your property's location, condition, price range, financial goals, and plans for your next move. I don't believe homeowners should feel pressured to sell simply because someone says it's a seller's market. They should understand their options and make decisions based on accurate information.
